Job Description
In this key position, the qualified individual will support and/or lead the preconstruction and bidding process. They will actively engage with the subcontractor market and develop relationships with the Architecture/Engineering community. The Estimator/Senior Estimator will lead or assist with projects, including scheduling, quantity take offs, clarifications, value engineering, cost estimating, and bid administration.

Pre-Construction
• Gains exposure to the pre-construction process by collaborating with Project Managers and Lead Estimators.
• Provides quantity updates on designed or identified items and options.
• Visits the project site and takes a detailed photographic review of the site and/or building.
• Takes notes of items of interest from the site visit and shares with the team.
• Acts as the Lead Estimator to prepare conceptual estimates, including what is required to build a complete project.
• Actively engages suppliers and subcontractors to determine if they are bidding on a project.
• Acts as the Lead Estimator to define un-designed items that need to be quantified and/or priced.
• Acts as the Lead Estimator in development of subcontractor solicitation list. This will help the Project Estimator gain knowledge of the subcontractor base in an area.
• Attends pre-bid meetings.
Bid Analysis:
• Acts as the Lead Estimator to develop Scopes of Work to convey to the design team and client what has been included in the proposal/pricing.
• Sets up bid tab sheets for the subcontractor bid process.
• Proactively ensures that materials are available for the project and included in bids by coordinating with subcontractors and suppliers.
• Follows up with subcontractors prior to bidding to determine whether they are participating in the bid and to answer questions.
• Follows up with subcontractors prior to bidding to verify manpower, schedule, and phasing requirements.
• Completes review of the project specifications and plans.
Schedule:
• Works with the Project Manager to develop and update project schedules as needed.
• Confirms schedule with subcontractors and material vendors to ensure materials and manpower is available to meet the client’s or L & L Builders’ schedule.
Quantity Take Off:
• Completes the quantity survey to provide an accurate estimate.
• Applies appropriate waste factors to project quantities based upon appropriate measures and industry standards.
• Conducts quantity survey using on-screen take-off or other industry methods and organizes data accordingly.
• Reviews the complete set of documents (i.e. plans, specs, addenda) for items to be quantified, priced and included in the proposal. Relays pertinent information to the project team.
Clarifications
• Compiles and updates clarifications as appropriate for each budget update and/or bid.
Options/Value Engineering:
• Acts as the Lead Estimator to establish the Options/Value Engineering list.
• Assists in generating and updating Options/Value Engineering pricing.
Cost Estimating:
• Sets up the estimate, including quantities and initial pricing, in Timberline Estimating to be reviewed with the Lead Estimator.
• Acts as the Lead Estimator to set up and sort the estimate as required by the contract or as requested by the Project Team.
• Establishes required estimate reports.
Bid Administration:
• Reviews and posts addendum to documents.
• Assists in updating the subcontractor database, including verifying subcontractor qualifications and capabilities.
• Manages subcontractor bid list.
• Compiles questions and discusses with architect and client in written communication format to clarify any unknown areas in the project.

Desired Skills and Experience
• Bachelor’s Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
• Proficiency in computer applications, including Microsoft Office applications, On-Screen Take Off, and any other company standard software appropriate for the position.
• Proficient with Timberline Estimating and MS Projects.
• Proven track record of proactive approach to issues/management.
• Strong fundamental knowledge of establishing and maintaining a budget.
• LEED accreditation preferred.
